What Insurance Typically Covers & Doesn’t Cover

Insurance doesn’t cover all damages to your home. It’s important to check your specific policy with your insurance carrier for full details on your coverage, since coverage varies by policy and carrier.

Here are a few things insurance typically covers and some they don’t:

Hail Damage

  • Dents, cracks, missing shingles
  • Most common insurance claim cause

Wind Damage

  • Blown-off shingles
  • Lifted flashing
  • Structural damage

Storm Damage

  • Heavy rain and flooding (depending on policy)
  • Lightning strikes
  • Falling trees or branches

Fire Damage

  • Direct fire damage
  • Smoke damage

Falling Objects

  • Trees, branches, debris
  • Must be from external event (not neglect)

Normal Wear and Tear

  • Aging shingles
  • Gradual deterioration

Poor Installation

  • Faulty workmanship (even if caused by previous contractor)

Neglect

  • Lack of maintenance
  • Ignored damage that worsens

Lack of Maintenance

  • Clogged gutters causing water damage
  • Unmaintained flashing
Massive icicles hang from the snow-covered roofs of two houses, one red and one brick. The scene conveys a cold, wintry atmosphere.

How Much Will Insurance Pay?

Basic Formula: Total Repair/Replacement Cost – Deductible = Insurance Payout

Example Scenario #1: Hail Damage (10-Year-Old Roof)

Damage: Hail damaged 20% of roof
Repair Estimate: $3,500
Your Deductible: $1,000
Coverage Type: ACV (Depreciated)

How ACV Works:

  • Replacement cost: $15,000
  • Roof age: 10 years (33% remaining life)
  • Depreciated value: $5,000
  • Damage (20%): $1,000
  • Your insurance payout: $1,000
  • You pay: $1,000 (deductible)
  • Total out of pocket: $2,000 (payout only covers depreciated value)

COMMON CLAIM CHALLENGES & SOLUTIONS

What Can Go Wrong & How to Handle It

Challenge 1: Insurance Denies Claim

Common Reasons:

  • Claim filed after policy deadline
  • Coverage exclusion in your policy
  • Damage deemed “not covered” cause
  • Pre-existing damage (not storm-related)

Your Options:

  1. Appeal the denial – Request reconsideration
  2. Get second assessment – Hire independent adjuster
  3. Request damage review – Have us re-inspect
  4. Hire legal counsel – If significant amount denied

We Can Help:

  • Provide professional assessment to support appeal
  • Document all damage clearly
  • Present evidence to insurance company
  • Advocate for reconsideration

Why This Happens:

  • ACV depreciation applied
  • Insurance adjuster finds less damage than contractor
  • Disagreement on repair vs. replacement
  • Policy exclusions apply

Your Options:

  1. Request appraisal – Formal process to resolve disputes
  2. Negotiate – Work with adjuster to justify higher amount
  3. Get second estimate – Show alternative pricing
  4. Present professional assessment – Our detailed report

We Can Help:

  • Provide professional estimates for negotiation
  • Document all damage thoroughly
  • Explain why replacement is necessary
  • Support your appeal with evidence

Why Delays Happen:

  • Adjuster backlog after major storms
  • Weather prevents inspection
  • Additional investigation needed
  • Claim disputes requiring resolution

Typical Timeline:

  • 48 hours: Initial report
  • 1-2 weeks: Adjuster inspection
  • 2-3 weeks: Determination
  • 4-6 weeks: Claim resolution (total)

You Can Speed It Up:

  • File claim immediately
  • Have professional assessment ready
  • Respond quickly to requests
  • Keep adjuster updated

We Can Help:

  • Have documentation ready before adjuster visits
  • Coordinate scheduling to avoid delays
  • Provide professional expertise to expedite process
  • Keep communication lines open

What Can Happen:

  • Your contractor and adjuster disagree on scope
  • Insurance won’t allow certain repairs
  • Disagreement on material upgrades

Prevention:

  • Get professional assessment before filing claim
  • Ensure documentation supports contractor estimate
  • Communicate clearly with all parties

We Never:

❌ Inflate damage claims
❌ Misrepresent scope
❌ Pressure insurance companies
❌ Recommend unnecessary work

We Always:

✓ Document damage accurately
✓ Provide honest assessments
✓ Work within insurance parameters
✓ Help claims move smoothly

Nick Good was on time. He explained that he would get on the roof and check out the issues I was having.. He was very professional and seemed very knowledgeable about his business. He took many pictures and showed me why I was having issues. And then gave me a detailed progression on how they would go about fixing the issues, probably later this spring.

We are replacing 2 skylights, repairing some roofing issues (not Hoel’s work), and replacing a French door. For today’s tasks, the crew showed up exactly on time. Work was completed quickly and efficiently. Debris was cleaned up before they left. The second part of the job will be scheduled for a later date.

Kris Combs at Hoel Roofing was great to work with – friendly, professional, knowledgeable, punctual, and a joy to work with. We needed a new roof after a storm, and Kris and his supervisor did what they could to plead our position with insurance. Although insurance would not budge, we are really happy with the new roof and the customer service we received. Installation was completed in one day and turned out great. Jonathan, Kris, and everyone we were in contact with throughout the process were so helpful and quick to communicate and respond. They were so well organized and thorough. Would definitely recommend Hoel Roofing.
